What we take on

We work on houses that are already standing and usually still occupied. That means the job starts with discovery rather than a blank site: what is behind the plaster, what the structure will allow, what the city will permit, and what it costs before anyone commits.

Our projects involve design, permitting, structural work and the coordination of a dozen trades over several months. We are not the right firm for a single fixture or a weekend repair, and saying so early saves everyone a conversation.

Original footprint kept, everything inside it rebuilt. New structure at the rear where a previous addition had been carried on nothing much at all.

A load-bearing wall removed and carried on a flush beam, so the ceiling reads as one plane rather than announcing where the wall used to be.

Foundation assessed and reinforced before anything went up. The new floor sits inside the original roofline rather than perched above it.

How it runs

What happens after you call

Inquiry — A walkthrough and an honest range. We say early if the scope and the budget do not meet.

Discovery — We find out what the house actually is, including what is behind the finishes.

Design — Drawings and selections, priced as they develop rather than at the end.

Preconstruction — Estimate, permits, schedule and contract. This is where the price stops moving.

Construction — Protection first, then the work, with next week's schedule published every Friday.

06

Handover — Punch list closed before final payment, then two years of warranty.

Most of our clients stay in the house

Renovating an occupied home is a different discipline from building an empty one. We seal and negative-pressure the work area, protect floors and routes daily, keep one bathroom and one kitchen function running wherever the scope allows, and publish the week's schedule every Friday so nobody is surprised by a demolition day. The house is returned to a habitable state every evening, not at the end of the project.
